GZA GeoEnvironmental signs long-term lease agreement at 249 Vanderbilt Ave.
NORWOOD, MA (July 13, 2012) — Elliot & Co. LLC, a leading commercial real estate brokerage firm, has negotiated a new 50,000-square-foot lease to GZA
GeoEnvironmental Inc. on behalf of CMI Property Inc. at 249 Vanderbilt Ave. Norwood, Mass.
GZA, a geotechnical engineering, environmental consulting and remediation services firm, will be relocating its corporate headquarters to 249 Vanderbilt Ave. Work to build out the office space at Vanderbilt Avenue for GZA will begin immediately. GZA will take full occupancy of the property in the spring of 2013. Until that time, GZA will remain at its current One Edgewater Drive location in Norwood, MA. GZA was represented in the negotiation by John E. Butterworth, Executive Vice President/Principal of CBRE New England. GZA employs more than 550 engineers, scientists and technical support staff in 25 offices in the United States.

The Elliot & Co. team of Elliot Ravech, Dennis Nolfi and Max Ravech represented CMI Property Inc. in the transaction. GZA signed a long-term lease to occupy 48,238 square feet of executive office space on the entire second floor and part of the first floor of 249 Vanderbilt Ave. GZA will additionally lease 2,500-5,000 square feet of space for equipment at another CMI-managed property with in the park, bringing the total lease to more than 50,000 square feet.
Managed by Norwood, Mass.-based CMI Property Inc., Ginny Lenhart, director of operations for CMI, described 249 Vanderbilt Ave. as a 2-story, 90,000-square-foot office building with easy access to Interstate 95 and U.S. Route 1. Elliot & Co. is the exclusive leasing agent for the property, which now is 90 percent leased. Approximately 12,000 square feet of space remains available for lease at the property of which 7,000SF. is pending.

The Northeast Group, a New England manufacturer's representative organization specializing in the housewares, homestore and giftware industries, is relocating to 129 Morgan Drive from nearby 51 Morgan Drive in Norwood. The Northeast Group took occupancy of the 2,800 square feet of office space on the first floor of 129 Morgan Drive on Aug. 1.

Office International Gallery, Gerber Electronics and EPSG Inc. all sign on as tenants at 76 Astor Avenue
NORWOOD, MA (August 9, 2012) — Elliot & Co. LLC, a leading commercial real estate brokerage firm, has negotiated three new lease transactions totally nearly 10,000 square feet of space on behalf of CMI Property Inc. at 76 Astor Ave. in Norwood, Mass.
Office International Gallery leased 1,800 square feet at 76 Astor Ave. while Gerber Electronics signed on as a tenant for 1.700 square feet of space. EPSG Inc. renewed its lease at 76 Astor Ave., tripling its space in the building in the process from 2,000 square feet to 6,000 square feet.
Office International Gallery, which provides quality crafted office furniture for homes and businesses, is relocating to 76 Astor Ave. from 210 Carnegie Row in Norwood. The company’s customers range from start-ups to Fortune 500 companies. Office International Gallery will occupy 1,800 square feet of warehouse/distribution space at 76 Astor Ave., taking occupancy on Aug. 1.
Gerber Electronics, Norwood-based distributor of semiconductors, passive and electromechanical components, enclosures, cabling and electronic assembly materials, will take 1,700 square feet of warehouse space.
EPSG, which is headquartered at 76 Astor Ave., is an engineering and manufacturing company established in 1993. EPSG integrates product design, material development, process development, and prototyping into plastic and elastomeric solutions. EPSG specializes in shock and vibration isolators, molded products and custom material development utilizing rubber, urethane, silicone and thermoplastic. EPSG, which extended its lease expanded its space at the building by 4,000 square feet to a total of 6,000 square feet, is the developer of trademarked DuraFlex rubber products.
